What we find in most PB policies

These are the exclusions and shortfalls that show up again and again when we review policies on older coastal commercial stock.

GAP / EQ-01

Earthquake exclusion

Standard policies exclude quake entirely. Unreinforced masonry and soft-story buildings near the Rose Canyon fault can pay 3 to 5 times more for coverage, or get declined without retrofit. You need to know which side of that line your building is on.

GAP / OL-02

Ordinance & law shortfall

If your pre-1980 building is damaged, the city makes you rebuild to current code. That delta is not covered unless ordinance and law coverage is on the policy. On Garnet's older stock it is the most expensive missing line item we see.

Business income blind spot

The building is insured; the twelve months of lost rent or revenue while it is rebuilt often is not. Business income and extra expense coverage is what actually keeps a landlord or owner-operator solvent after a loss.

Type R

Restaurant & bar

Kitchen equipment, spoilage, liquor liability coordination, and higher fire exposure. The claims that close restaurants are rarely the building itself.

Type M

Mixed-use

Apartments over retail is the classic PB building. We map exactly where landlord coverage ends and tenant coverage begins, in writing.

Type W

Office & warehouse

Rose Canyon and Morena corridor stock. Equipment breakdown, tenant build-outs, and quake exposure assessments for tilt-up construction.
